General Terms and Conditions (GTC) for bookings at the Ostsee Baumhaushotel S.H. (as at 2025)

1. Scope of these GTC

These General Terms and Conditions apply to all services that you book or use through the Ostsee Baumhaushotel – whether as a guest, an organiser or as part of a group booking.

These include, in particular:

• The paid use of our tree houses for accommodation purposes

• Additional services such as breakfast service, picnic baskets, spa treatments or use of the wellness area

• The organisation of workshops, conferences or individual additional services

Even if you book with us via another booking portal or as a business:
Our Terms and Conditions apply exclusively. We do not recognise any deviating terms and conditions – even if we do not expressly object to them.

2. Booking and conclusion of contract

Upon making your booking – whether via our website, by telephone or by email – a binding accommodation contract is formed. You will receive a booking confirmation by email. Please check all details carefully.

3. Payment methods and booking security

We process all payments via our payment service provider, Adyen. Various secure payment methods are available to you (e.g. credit card, Sofortüberweisung, PayPal).

Depending on the payment plan you choose, the following payment terms apply:

• Standard rate: Payment on check-in. To secure your booking, we require a valid credit card. We reserve the right to charge any cancellation fees to this card in accordance with clause 4.

• Early-bird rate: Payment upon booking or within 7 days. Cancellation not permitted; one rebooking allowed up to 14 days before arrival for a fee of €30.

• Hot Deal: Payment required immediately upon booking. Non-cancellable and non-changeable. This rate applies only to last-minute bookings and only when booking directly via the Ostsee Baumhaushotel website.

4. Cancellation and rebooking

• Free cancellation or rebooking is possible up to 14 days before arrival, depending on the rate booked (see point 3).

• From 13 days before arrival, we charge 90 % of the total price.

• In the event of a no-show, a cancellation fee of 100 % will also apply.

We will, of course, try to re-let the treehouse in the event of a last-minute cancellation. Should we succeed, we will refund the corresponding amount – fairly and without hassle.

5. Special rates

• Early-bird rate: Valid for bookings made at least 90 days in advance. You’ll receive an 8–12 % discount on the accommodation price. This rate is non-refundable, but can be rebooked once up to 14 days before arrival (€30 fee).

• Hot Deal: Last-minute booking with an 8–12 % discount. Available only for selected dates. Non-refundable, cannot be rebooked.

6. Travel cancellation insurance

We recommend that you take out travel cancellation insurance. This will ensure you’re covered in the event of illness or unforeseen circumstances. You can find suitable providers, for example, at hansemerkur.de or through your insurer.

7. Site-specific information

Our treehouse hotel is situated in a natural setting. Open fires, smoking in the treehouses and bringing unregistered pets are not permitted. Cats are strictly prohibited and will result in the termination of your tenancy. Pets must not be left alone in the treehouses. Please observe our house rules.

8. Care of the accommodation and facilities

The installation, removal, alteration or modification of furnishings, privacy screens and sun blinds, windows, doors, walls or any other parts of the accommodation is not permitted without the hotel’s prior consent. In particular, no films, adhesive tapes, stickers or other materials may be affixed to windows, frames, walls or furniture, nor may pleated blinds, roller blinds, curtains or other fittings be dismantled, moved or altered.

The guest shall be liable in accordance with statutory provisions for any damage, residues and necessary cleaning, repair or restoration costs culpably caused by them, their fellow travellers or visitors, which go beyond normal use and cleaning.

9. Occupancy of the tree houses and tiny houses

The maximum occupancy of each treehouse is determined by building regulations and the design of the property, and is based on the number of people specified at the time of booking.

Additional guests – including babies and toddlers – can only be accommodated following prior notification and express confirmation by the Ostsee Baumhaushotel.

Unfortunately, it is not possible to bring additional guests or pets without prior notification. Should your travel plans change, please contact us at an early stage – we can often find a suitable solution together (e.g. rebooking to a suitable treehouse or adjusting the booking).

The accommodation must not be used as a communal lounge, function or catering area for people exceeding the permitted occupancy. Short-term visits, subject to prior arrangement, are not affected by this rule.

Day visits must be booked in advance with the Treehouse Hotel.

This rule is in place for the safety and comfort of all guests, as well as to ensure compliance with legal requirements.

10. Use of Rooms, Check-in and Check-out

Our treehouses are intended solely for accommodation – and should be treated with the care and respect that nature and their design deserve.

• The treehouses are available to you from 3.00 pm on the day of arrival.

• On the day of departure, we ask that you vacate your room by 10.00.

• Late departures are only possible by prior arrangement and may incur additional costs.

• All tree houses are non-smoking accommodation. In the event of any breaches, we reserve the right to charge a special cleaning fee and, where applicable, costs for lost rent.

11. Group bookings

A group booking is defined as a booking for two or more properties made by the same person, family or travel group for the same period – regardless of whether this is done in one or more separate bookings. Separate cancellation conditions apply to group bookings of two or moretree houses, which are agreed on an individual basis.
If several accommodation units have been booked individually by the same guest for the same period, we reserve the right to treat these bookings as a group booking and to apply the relevant cancellation policies retrospectively.

For bookings that tie up a significant amount of availability, we reserve the right to set individual payment or cancellation terms.

12. Use of the facilities

Our small Baumhaus SPA (e.g. sauna, hot tub) is available to you in accordance with the applicable house rules.

• Use is at your own risk.

• Children may only use the facilities when accompanied by an adult.

• The spa area is reserved for guests aged 16 and over.

• In the event of technical faults, we will endeavour to rectify them as quickly as possible – there is no entitlement to a refund.

13. Dogs & Pets

Dogs are permitted on our premises only in the accommodation designated for this purpose.

All other tree houses and tiny houses are pet-free. This applies even if a dog is only declared after the booking has been made. Out of consideration for guests with allergies, we cannot accommodate dogs in these properties and cannot make any exceptions.

If you wish to bring a dog, you must therefore declare this at the time of booking and book one of the accommodation options expressly approved for dogs.

Important information about bringing a dog:

• A maximum of one dog is permitted per approved accommodation.

• As the owner, you are liable for any damage to the property, furnishings or grounds.

• Dogs are not permitted on furniture, beds or sofas.

• Unfortunately, dogs are not permitted in the wellness area.

• Dogs must be kept on a lead throughout the entire grounds – to protect wildlife and other guests.

• Please use only the dog towels provided for drying.

14. Booking errors and price discrepancies

The Ostsee Baumhaushotel reserves the right to refuse bookings – particularly if they have been confirmed with incorrect terms and conditions due to obvious errors (e.g. incorrect price details or system errors). In this case, you will be informed immediately in writing that the booking will not be processed. Any payments already made will, of course, be refunded in full.

Even confirmed bookings made via online booking platforms or by staff due to incorrect system data may be cancelled if the underlying data was clearly incorrect.

Please also note: due to technical delays, there may be rare instances where booking platforms such as Booking.com or our own system briefly display availability that no longer exists. Should this happen, we will inform you immediately by email or telephone. In such cases, there is no entitlement to the accommodation.

15. Liability

You are liable for any damage caused to the treehouse or its facilities by you, your fellow travellers or any pets you bring with you.
We, as the Treehouse Hotel, are liable only in cases of wilful misconduct or gross negligence. Liability for indirect or consequential damages (e.g. loss of holiday enjoyment) is excluded.
We will be happy to post any forgotten or left-behind items to you on request and at your expense. If we do not hear from you, we will keep them for up to 6 months.

§ 16 Final provisions

1. The place of performance and payment is the registered office of the Treehouse Hotel.
2. German law applies.
3. Should any individual provisions be invalid, the remainder of the contract shall remain valid.
