General Terms and Conditions (GTC) for bookings at the Ostsee Baumhaushotel S.H. (Status: 2025)

1 Scope of these GTC

These General Terms and Conditions apply to all services that you book or make use of via the Ostsee Baumhaushotel - whether as a guest, as an organiser or as part of a group booking.

These include in particular

• The use of our tree houses for accommodation purposes for a fee

• Additional offers such as breakfast service, picnic baskets, spa services or use of the wellness area

• The organisation of workshops, conferences or individual additional services

Even if you book with us via another booking portal or as a company:
Our general terms and conditions apply exclusively. We do not recognise any deviating terms and conditions - even if we do not expressly object to them.

2 Booking and conclusion of contract

With your booking - whether via our website, by telephone or e-mail - a binding accommodation contract is concluded. You will receive a booking confirmation by e-mail. Please check all details carefully.

3. payment methods and booking security

We process all payments via our payment service provider Adyen. Various secure payment methods are available to you (e.g. credit card, instant bank transfer, PayPal).

Depending on the rate selected, the following payment terms apply:

• Standard rate: Payment at check-in. To secure your booking, we ask for a valid credit card. We reserve the right to charge the fees to this card in the event of cancellation in accordance with point 4.

• Early booking rate: Payment upon booking or within 7 days. No cancellation possible, one-time rebooking up to 14 days before arrival for a fee of €30.

• Hot Deal: Payment directly upon booking. Cannot be cancelled or rebooked. This rate is only valid for short-term bookings and only for direct bookings via the website of the Ostsee Baumhaushotel.

4. cancellation and rebooking

• Free cancellation or rebooking is possible up to 14 days before arrival, depending on the rate booked (see point 3).

• From 13 days before arrival we charge 100 % of the total price.

• In the event of a no-show, a cancellation fee of 100% also applies.

We will of course try to re-let the tree house in the event of cancellation at short notice. If this is successful, we will refund you the corresponding amount - fair and uncomplicated.

5. special rates

• Early bird rate: Valid for bookings made at least 90 days in advance. You will receive a discount of 8-12 % on the accommodation price. The rate cannot be cancelled, but can be changed once up to 14 days before arrival (€30 fee).

• Hot Deal: Spontaneous booking with 8-12 % discount. Only available for selected periods. Non-cancellable, cannot be rebooked.

6. travel cancellation insurance

We recommend that you take out travel cancellation insurance. This way you are on the safe side in the event of illness or unforeseen events. You can find suitable providers at hansemerkur.de or from your insurer, for example.

7. special features of the location

Our tree house hotel is located in a natural environment. Open fires, smoking in the tree houses and bringing unregistered animals are not permitted. Cats are not permitted. Animals are not allowed to stay alone in the houses. Please note our house rules - they are part of the contract.

8. occupancy of the tree houses and tiny houses

The maximum occupancy of the individual tree houses is determined by construction law and concept and is based on the number of people stated at the time of booking.

Additional persons - including babies and small children - can only be accommodated after prior notification and express confirmation by the Ostsee Baumhaushotel.

Unfortunately, it is not possible to bring additional persons or pets without prior notification. If your travel plans change, please contact us in good time - we will often find a suitable solution together (e.g. a rebooking to a suitable tree house or an adjustment to the booking).

This regulation serves the safety and comfort of all guests as well as compliance with legal requirements.

9. room use, arrival and departure

Our tree houses are used exclusively for accommodation - with the care and respect that nature and design deserve.

• The houses are available to you from 15:00 on the day of arrival.

• On the day of departure we ask you to leave by 10:00 am.

• Late departures are only possible by prior arrangement and may incur additional costs.

• All tree houses are non-smoking accommodation. In the event of violations, we reserve the right to charge a special cleaning fee and possibly cancellation costs.

10 Group bookings

Group bookings are bookings of two or more accommodations made by the same person, family or travel group for the same period - regardless of whether these are made in one or more bookings. For group bookings of two or more tree houses, separate cancellation conditions apply, which are agreed individually.
If several accommodations have been booked individually by the same guest for the same period, we reserve the right to treat these bookings as a group reservation and to apply corresponding cancellation regulations retrospectively.

We reserve the right to set individual payment or cancellation conditions for bookings that represent a significant availability commitment.

11. use of the facilities

Our small Baumhaus SPA (e.g. sauna, hot tub) is available to you in accordance with the applicable house rules.

• Use is at your own risk.

• Children may only use the facilities when accompanied by an adult.

• The SPA area is reserved for guests aged 16 and over.

• In the event of technical faults, we will endeavour to rectify them quickly - there is no entitlement to a refund.

12. dogs & pets

In principle, pets are not allowed in the Baumhaushotel, unless a dog has been expressly registered in advance and you have booked one of the houses provided for this purpose.

Important notes on bringing a dog:

• As the owner, you are liable for any damage to the house, furnishings or grounds.

• Dogs are not allowed on furniture, beds or sofas.

• Unfortunately, dogs are not allowed in the wellness area.

• Dogs must be kept on a lead throughout the grounds - to protect wild animals and other guests.

• Please only use the dog towels provided for drying.

13 Booking errors and price deviations

The Ostsee Baumhaushotel reserves the right to refuse bookings - especially if they have been confirmed with incorrect conditions due to obvious errors (e.g. incorrect price information or system errors). In this case, you will be informed immediately in writing that the booking will not be realised. Payments already made will of course be refunded in full.

Confirmed bookings made via electronic booking portals or by employees due to incorrect system details can also be cancelled if the underlying data was obviously incorrect.

Please also note: Due to technical delays, it can happen in rare cases that availability is displayed on booking platforms such as Booking.com or in our own system at short notice that no longer exists. Should this happen, we will inform you immediately by e-mail or telephone. In this case, there is no entitlement to the accommodation.

14 Liability

You are liable for any damage you, your fellow travellers or any animals you bring with you cause to the tree house or facilities.
We as a tree house hotel are only liable in cases of intent or gross negligence. Liability for indirect damage or consequential damage (e.g. loss of holiday enjoyment) is excluded.
We will be happy to send you forgotten or abandoned items on request and at your expense. We will keep them for up to 6 months if we do not hear from you.

§ 15 Final provisions

1. The place of fulfilment and payment is the registered office of the Baumhaushotel.
2. German law shall apply.
3. Should individual provisions be invalid, the remainder of the contract shall remain valid.
